Southern Land Advisors was contracted by the Gleaton Estate Trust to assist with a 136 acre land asset in Rockdale County, GA. The out-of-state owner inherited the property and had never visited the property. The owner had limited understanding of the property’s potential uses and its value. The property had been clear cut 10 years ago, there was no maintenance plan in place, and the road system was in poor condition.


SLA’s Managing Director, Thomas Porter, walked the property with the client, prepared a brokers opinion of value, and provided a list of pre-listing improvements to consider before bringing the property to market. Before committing funds to the improvements, Thomas showed the property to a handful of potential recreational buyers that had shown an interest in a property of this size & location.


Since two large land owners are located to the east and south of the property, the land had an attractive recreational and hunting potential. This resulted in one of the pre-listing showings turning into an offer well above appraised value. SLA’s client was able to liquidate the asset in an extremely timely manner and did so at a very compelling price without having to spend any money on long overdue upkeep and maintenance. The time between engagement and closing was less than 60 days.
